With single family homes leading the charge, there was a 70 unit gain this overall, which is rather surprising given the time of year. Usually, inventory tapers off by this time, and continues to do so until New Years Eve day, ending with the lowest count of the year. With prices cooling and options becoming more available, the Sellers market doesn't have as much bite as it used to, but still packs a punch in certain areas and price points. You could argue that there are other areas and certain price points of the municipality that are in a balanced market, thanks to a cushion of $800k+ stock hanging around, however. The first time home buyer price point is still red hot in most areas of the city, but even that sector is starting to see less activity, unless it is turn-key of course. Interest in the market has temporarily faded a bit, but that can be a seasonal trend factor. This time last year did see many similar statistics, in fact, they look eerily similar this week. Look for things to pick up a bit near the end of the month, then remain steady for October as folks make their final push before the holiday season. For now, the market pushes on, even if it is not the firework show that was the pandemic market. A perfect storm of inflation curbing measures, annual trend, and the natural conclusion to the booming market, supercooled the freight train that was the "Pandemic" market. Since then, there was a swift correction in values across the board, and the property selling amounts met listing prices for the first time in almost two years. Once that happened, values stabilized and started to rise again as buyers returned to market with more confidence. Overbids did cool temporarily, but returned in the first half of this years market. Summer fell into it's usual sleepy activity reports, and continues to do so as the school season ramps up. Inventory has slowly crept up, but with waves of buyer activity, there has not been a ton of recovery. Demand still surges for anything under $500k, but there now seems to be a bit of cushioning for anything over $800k thanks to a healthy availability of new construction and listings priced at this marker that may be geared for a different market. Notes from this week include sizeable decreases in values overall, including the six month median prices, the climbing days on market stat, and a single family home weekly sales report that actually hit below the average listing price! Interesting time of year to be a buyer, with remnant inventory from the Summer and perhaps a little less competition due to the season, there may just be an opportunity out there! Somewhat nice to see prices stabilize, and even reduce to some degree this week, although I'm thinking that there are many buyers who are standing buy for even lower numbers. Generally, this time of year is a good time to purchase. You get the leftovers from the Spring/early Summer months that may have reduced, and there are still listings coming to market each week, but they are generally met with lower buyer interest so competition is less. Buyers overall focus on the Spring, since this is the ideal time to plan a move, or relocation, and be settled into ones new residence before a new precedent, like a new school year begins. A lot of similar stat reports compared to last week, with some every so small changes. Notably, there were several more price reductions reported, a small bump in accepted offers, a sight reduction in the overall inventory levels, and the single family home six month values increased again for the first time in over a month. Does that mean prices are back on the rise? Well, you have to keep in mind that the six month averages are just like a cruise ship, and it takes a long time to correct the course to today with that much data. If I had to guess, I would say that the drawdown of activity has caused the overall value to reduce in value, and will likely continue in turn until the years end. Most other stats remained stable this week, and will likely continue to see slight reductions in most tracked stats until the years end. Single family homes took the brunt of that addition, with the $600k+ bracket padding those stats, creating options for those that fall into that budget category. It seems that anything sub $500k is still quite active, and receiving multiple offers in most areas within twenty minutes to the core(s). Sales and buyer activity slumped a bit this week, but not surprising given the sleepy time of year, weather event (again), and long weekend, all which contribute to the lack of activity. Sales prices and overall values remain strong, with little sign of impact from the deflation measures, so I'm curious what the market would look like if those measure where not implemented! Still a curious time of year, and with the surge of the Spring market, it was only a matter of time until a little break happened, what better months for that to happen than Summer? So what is with the inventory reduction? Well, we had the largest amount of listings that cancelled, withdrew, or expired so far this year, and we are still seeing positive buyer activity, which is chipping away at what little inventory we have to assist with the reduction. Prices have started to slip here and there, and we may have finally seen the cooling of the surging value trajectory, for now at least. This time of year does tend to be a bit more sleepy than other seasons, possibly due to the awesome weather and folks taking a break from their search, but the market persists. It's a mixed bag as we head into the peak of Summer, so you can expect for things to taper offer for the next few weeks, and then pick up right before the "back to school" effort. The ink on fire insurance claims isn't even dry yet, and a new wave of unfortunate home owners that have to deal with the recent flooding will be on the way. Hopefully, if there was anything positive that came out of the fires, homeowners (current and soon to be) started asking questions to their insurance companies regarding their policy, coverage and protocol to deal with such an event. Of course, no one could have anticipated such a different disaster, but the answers should be relatively the same. After over a decade of reporting on the statistics here in Halifax, both tracked products and the overall inventory didn't change! I'm sure it was up and down over the week, but at the time of reporting, it is exactly equal to last week. Of course, we couldn't get a strike though, vacant land gained 3 points this week... Buyer activity remained strong this week, thanks to a few more options under $500k, which has lead to an enticement back to the market for some. Anything under $500k has been well received on the market, and this price point seeing the most action these days. The mixed message market has been a little confusing to navigate for some. Is it up? are things going down? Well yes... and no... and no,... and yes! As mentioned, certain price points are seeing action, and quite a lot of it! The price point below $500k is still hot, and if you go south of $500k, then the listing is likely to be more active than ticketmaster with those elusive Pens/Sens tickets! Well, maybe not that busy! Still, local buyers and buyers with the 350-450k budget have been encouraged to come back to the market with the idea that listing prices will not skyrocket like they did during the pandemic market. Although we are not seeing the overbid amounts that we have in the past couple of years. the unfortunate news to this price bracket is that there is still a good pool of buyers in this range, which is making this particular bracket highly competitive. There was talks of a pause in the hikes once the initial drip campaign of hikes ended at 4.5%, but that "pause ended Wednesday to the disappointment of many. So what impact will this have on homeowners and buyers? The anticipation is that we may see a similar market as we did last year when the initial announcements and implementations took hold during the usually slow time of the year, causing a super cooling of the market. The thought was that the battle on inflation may have an end in sight, but everything started to ramp up again late last year after the market somewhat stabilized, likely encouraging the further rate hikes. That is the thought anyways. Unfortunately, with out an injection of inventory to curb the demand, especially in the first time home buyer price bracket, buyers will likely continue to adjust budgets to accommodate, or give up on the market all together. Sellers may find themselves up against it soon as well, with waining buyer interest and other products coming to market to create a more competitive environment. Could be borrowed time for the Sellers market, but we were surprised last year when things turned around again. I personally think these current actions and trends have bite this time however, which could make the 2024 market year have a much different look.
