After over a decade of reporting on the statistics here in Halifax, both tracked products and the overall inventory didn't change! I'm sure it was up and down over the week, but at the time of reporting, it is exactly equal to last week. Of course, we couldn't get a strike though, vacant land gained 3 points this week... Buyer activity remained strong this week, thanks to a few more options under $500k, which has lead to an enticement back to the market for some. Anything under $500k has been well received on the market, and this price point seeing the most action these days. The mixed message market has been a little confusing to navigate for some. Is it up? are things going down? Well yes... and no... and no,... and yes! As mentioned, certain price points are seeing action, and quite a lot of it! The price point below $500k is still hot, and if you go south of $500k, then the listing is likely to be more active than ticketmaster with those elusive Pens/Sens tickets! Well, maybe not that busy! Still, local buyers and buyers with the 350-450k budget have been encouraged to come back to the market with the idea that listing prices will not skyrocket like they did during the pandemic market. Although we are not seeing the overbid amounts that we have in the past couple of years. the unfortunate news to this price bracket is that there is still a good pool of buyers in this range, which is making this particular bracket highly competitive. The hope for buyer is that things will continue to cool, and more options will hit the market. Only time will tell and I have you covered, so be sure to stay tuned to the blog and stay informed! There was talks of a pause in the hikes once the initial drip campaign of hikes ended at 4.5%, but that "pause ended Wednesday to the disappointment of many. So what impact will this have on homeowners and buyers? The anticipation is that we may see a similar market as we did last year when the initial announcements and implementations took hold during the usually slow time of the year, causing a super cooling of the market. The thought was that the battle on inflation may have an end in sight, but everything started to ramp up again late last year after the market somewhat stabilized, likely encouraging the further rate hikes. That is the thought anyways. Unfortunately, with out an injection of inventory to curb the demand, especially in the first time home buyer price bracket, buyers will likely continue to adjust budgets to accommodate, or give up on the market all together. Sellers may find themselves up against it soon as well, with waining buyer interest and other products coming to market to create a more competitive environment. Could be borrowed time for the Sellers market, but we were surprised last year when things turned around again. I personally think these current actions and trends have bite this time however, which could make the 2024 market year have a much different look. Only time will tell, and I have you covered, so be sure to check in and stay informed! Thanks for stopping by! The anticipation after the correction was that there would be more and more options as time pressed on, but with an incredible first half of the year, the impact carries into what should be the slower months of the year. Not a ton of new inventory popped to market this week and buyer activity report rather low as well, which is not all that surprising given the Canada Day long weekend. Most folks will take that weekend to get out and enjoy the activities, or simply relax and take a break, which includes both buyers and sellers out there. Still, there seems to be a rather relaxed atmosphere out there currently, even before the holiday weekend, perhaps a back off while people monitor the interest rate situation, or perhaps interest overall has wained for now. The market right now is ebb and flow, and week to week, so stay tuned to the blog to stay informed and on top of the changing market! Thanks for stopping by! The Weekly "Adogtable"I'm Macho. I am a wee chihuahua mix boy weighing in at only 5.5lbs. I am 3 yrs old and I was surrendered to the rescue because I was just too much energy for my senior owner. I am now ready to start the search for my forever home. I LOVE other dogs of all sizes. I think I'd prefer a fur sibling in my forever home so I can have socialization + gain more confidence + I just love them so much!! I do have some separation anxiety and feel that a canine sibling could help me overcome this also. I love all women, men...not so much. When my foster Dad talks in a low, calm voice, we're usually OK but any sudden movements or louder tone and I will still react to him even though I've been here a couple weeks now. For this reason younger children probably aren't ideal either since they tend to be fast moving. I also mouth when playing, so again, probably not best for young ones. This is a work in progress. I have no leash reactivity to animals or people and enjoy walking. I can easily do hour long walks. I am a medium energy fella...I love to play and do have some puppy energy spurts but I also can sleep on the couch for hours. I don't mind baths at all. I don't really enjoy getting my nails clipped but I tough it out like a real champ. I am crate trained but I'm not destructive when left alone so don't really need one, except for maybe in a vehicle as I don't really enjoy car rides...they make me very nervous. I am house trained as long as I am kept on a good schedule. No poo accidents inside at all and as long as I am taken out every three hours I don’t pee inside. I am an expert cuddler & love to sleep in bed under the blankets with you. I enjoy toys and balls. I was tested with a cat: I was interested but just wanted to be friends. I would probably be fine in a house with a cat that was used to dogs. To sum me up, I'm a wee lad who loves the ladies. With patience, I could eventually get to love and trust a dad but that could take awhile. I do like children but sudden movements from them do put me on edge so for now it's probably best to just avoid living with any. I do get very attached to my people so it's unlikely I'd be a flight risk but it's always better to be safe and keep me leashed. I'd love, love, love at least one doggy sibling in my new forever home. If I sound like the ideal family member for you, please let my rescuers know that you want to take me home. My adoption fee is a $500 donation to the rescue to help save more dogs like me. I am neutered, vaccinated, microchipped, come with a 6-week trial of pet insurance from PetSecure and have all my doggy papers to come home to you! Seems as though we finally have inventory starting to stick around again, which has padded some of the price brackets giving options (finally) to buyers in certain areas. Values across the board held fast this week, but both single family home and condominium six month median selling prices climbed again, upping their reports just over $15k in a short 4 week span. It's a mixed signals market so it seems, where certain spots are seeing less than desirable results, and others are almost seeing pandemic market activity. So how are these types of markets navigated? Patience is probably the top of the list, but having information at hand in real time to make a critical decision is extremely important. With multiple offers back on the table in many areas of the city, the waiting game of "who is going to offer first" happens, and by the time the offer window closed, you may or may not have known how many offers you were up against. Now, not all sellers choose to disclose this information, but many listing agents do provide this information, which could sway a change in your offer if you knew that it was 8, not 2 offers you happened to be competing against. Other key tools to have are real time market reports and neighbourhood value reports, which gauges where the candidate property sits on the value scale. Overbidding on the most expensive house on the street might be a long play on equity return, on the contrary, overbidding on a home in the middle of the pack for neighbourhood value still gives room to flex on improvements etc. In any case, having something to assist clear the path is always useful! Stay tuned to the blog to stay informed and on top of the changing market! Thanks for stopping by! The Weekly "Adogtable"I am a cute, cuddly, 10lb, 10 yr old Bichon frise mix boy & my name is Bebe. I came all the way to Canada in December from an overpopulated shelter in Texas. After a long medical hold I am now ready to start the search for my forever home. I am definitely a one person man. I will only have eyes for you. Thats right, just YOU. I bond with all my heart to one person and will protect you by biting all other ankles in sight if I am on the floor. That's right I will bite the ankles of anyone who isn't my person. Just ask my vet 🤣. Other people can hold me and love me if my human hands me to someone but don't let these little 4 paws hit the floor because if I see ankles, I will try and get to them. When my foster mom has company, she holds me or puts my harness and leash on and I lay in my bed so I don't have access to ankles. I have made some reluctant progress with accepting more than one person in my life but in the big picture, I don't plan on changing yet. It's better to adopt me knowing this may not happen so it's really important I find the perfect person for me. I am house trained and will let you know when I have to go do my business by going to the door or staring at my human. It won't be long before you catch onto my cues. I like other dogs and have a foster sister now but I would be fine if it was just me and you!!! I haven't been around children at all but given my love for ankles, I don't think that would be wise. I haven't lived with cats but I don't exactly react like a gentleman when I see them outside so that's also probably not a great idea. I do play with toys occasionally but not with my foster fur sibling. I am not a picky eater and of course, love my treats. I don't adapt well to food changes so sticking to what I'm used to is best. I sleep with my person and that's where I prefer to be. I am crate trained for when fresh ankles enter my territory but I'm not destructive so don't need it for that. I love to curl up on the couch with my person and love getting my belly rubbed. I love car rides and going outside. I only need little walks because I'm not high energy. I love sitting in the sun on the deck. I'm good in the bath tub and am an all round gentle guy in my surroundings with my one love. 💕 My patella on my left side is pretty much constantly out. This is not painful, but it does affect my mobility some and can lead to things like ACL injuries. The vet says that I would have had this my whole life, so its not something we need to panic about. Giving pain meds when needed and modifying my activity is the best course of action given my age. My other issues after multiple tests have seemed to resolve. We'll discuss this further with my potentials. My foster mom says I am a VERY loveable & special little guy who has the sweetest smile. My perfect home would be with one person and I will give you all my love and attention. If that's you, let my rescuers know you want to bring me home with you. New listings flocked to market this week, but there was still some areas of the city that are seeing more action than others. Core sections of Dartmouth, and hot spots of the peninsula (as always), but the void is noticeable in these desirable areas, so it seems the overall inventory count is being padded by certain areas and price points and when listings come up in the low count areas and prices, they are seeing above average activity. Another outside factor driving this purchasing push is the looming interest rate hikes. Not confirmed at this point, but I think a lot of folks were surprised about the interest rate hike earlier this month after speculation that there would be a hold, so some may be making a push to lock something up before that happens. Much like the pandemic market, prices took buyers out of the market first, then rising interest rates landed another blow to weary buyers already on the edge of affordability. Home ownership became something that many had to bow out of, until late last year when things started to become a bit more reasonable. Prices stabilized, and overbid amounts were somewhat under control, enticing buyers who had left the market (especially entry level buyers) to come back, only to be met with similar conditions as when they left. Ultimately, the anticipation is another slowdown, wether it is caused by soaring interest rates, overall un-affordability, or simply the lack of options. While the second or third home price range continues to grow, entry level and first time home buyer options remain less than optimal. Simply put, buyers need more affordable options out there, especially within striking distance to the city. Hopefully we see a few more options across the board! Time will tell and I have you covered, so be sure to stay on top of things by tuning into the blog! Thanks for stopping by! The Weekly "Adogtable"Hi everyone, my name is Quail, I’m a rambunctious 11 month old American bulldog mix and I’m about 70 lbs. I came from Louisiana a few weeks ago, where I was found as a stray, in search of a better life. I'm now ready to start that search. It’s currently just me and my foster mommy at home, but before I was rescued from the shelter in Louisiana, I was the tester doggy there. They used me to test all the new arrivals because I am pretty chill. That's still somewhat true. My rescuers sent me to another foster with a doggy, some kitties and a toddler to test me. Me and the doggy got along great outside and fairly well inside. I wanted to share my toy with him so I'd drop it so he could take it. Once he went to take it, I snapped at him. I love my toys, I wanted to try to share but couldn't bring myself to go through with it. After though, I'd try to give him kisses to say I'm sorry. This is something I'll need to work on. As I said, outside was great, we played and played but I don’t really know my own size so I was a little rough with him. So a doggy my own size would be more ideal. I was very interested in the kitties, I whined and whined at them but they wouldn't come to see me. As far as toddlers go, nope, definitely not my cup of tea so older kids only please. I'm still a puppy, so as far as my training goes, everyday I’m getting better on leash, but my foster mom says I’d benefit from a gentle leader as I tend to get excited and will pull a little. My recall is a work in progress so I’m a little bit of a flight risk, but I’m highly food motivated and a quick learner so I don’t imagine it’ll take me long to break out of those habits. I’m only 11 months old so I have a lot of puppy energy and tendencies so my energy level matches that. My foster mum takes me on several walks a day but she says I’ll probably enjoy a home that has a yard or is near a park so that I can get my energy out that way. When I get wound up, I start playing using my mouth. Because I’m such a big, strong boy, it can hurt. I don't mean to be rough, I just want to play. I love to play fetch and will play for hours if you let me, just don't expect me to always return it to you. I’m working on my housetraining, it isn’t perfect, but I’ve made loads of progress in a such a short time. My foster mom works full time but if I have someone able to let me out every few hours, I should master it in no time. I’m good in the car but you may have to lift me in occasionally as I’m still getting the hang of it. I don’t have separation anxiety and I’ll usually distract myself with a good indestructible toy until someone returns to play with me. If left unattended for too long, I may get into things that are left laying around the house like shoes or books as I am a chewer, but I am crate trained if there’s ever a need to do so. I’m not a big barker, but I’ll bark a little if I see a bigger dog while on walks or when someone comes to the door but I stop when told. I sleep on my bed sometimes, but I really enjoy sleeping on the couch. As far as food goes, I love it, so much so that I had an emergency vet visit because I gobbled way too much food when my foster mom was out, which is why I should be crated when you're out. My foster mommy has noticed that kibble with chicken doesn’t agree with my tummy and can cause me to become itchy. I’m a tall boy so I will try my luck if you leave interesting smelling items close enough to the edge of the counter. I think I’d be best suited in an active family or a home with another pup to play with, just no toys unless we are outside. I’m good with strangers and may come off a little strong as I like to jump on them to greet them, but my foster mommy says I can’t keep doing this and we’ve been working on it together. I love to give kisses and I’m all around just a very affectionate pup that loves living in my hoomans shadow. If I sound like the guy you've been looking for, then let my rescuers know that you want to bring me home by submitting an application. New listing additions continued to pile to the market this week, met with similar levels of buyer interest as reflected in the conditional/pending statistic. Something has slowed a bit this week however, and although the stats are looking quite close to numbers last week, the absorption rate gained two points after sliding down from peak levels a few months ago. Inventory remained exactly the same as last week, despite having a rather large drop in single family homes, helped also by status changes of properties under contract, and those properties exiting the market. Big picture talk; once again, both tracked products six month median listing and sales numbers bumped in value again this week, thanks to the strong late Winter and Spring markets. After seasonally low inventory levels capped at the end of 2022, local buyers began to return to market after a brief drop in overall prices. With the market stabilizing and overbid amounts becoming more reasonable, buyer confidence returned to Halifax, which created a surge of new and returning buyers to market. Since then, it has been back to challenging times for buyers in most cases, but the big differences are that some price points and areas have availability, the overbids are not as significant as they have been, and in some cases selling under asking! Summer does tend to be one of the sleepier seasons for real estate, but the anticipation is that we are likely to see overflow activity from the first half of the year spill into the Summer months. Time will tell, and I have you covered! Be sure to stay tuned to the blog to stay informed, and thanks for stopping by! The Weekly "Adogtable"Hi all! My name is Georgia and I am an 8.5 month old, 23lb., beagle mix girlie. My dad and I were surrendered to the rescue due to a change in family dynamics. I am now ready to start the search for my forever home. I’m a super cute, fit, energetic, and agile girlie. I loooooove walking in the forest and would make a great hiking partner as I navigate rough terrain with ease and love to explore. I am great on a long lead and rarely hit the end of it but if walked on a short leash I pull a lot. I love, love, love food so I am easy to motivate in training and you could easily teach me many new skills. Meal times are my favorite time of day and I hop around like a bunny. I have a great nose too and if food is left within my reach I will find it. I’m also motivated by praise and attention and love being told how good I am. I like toys but get bored quickly. I’d rather chase my foster canine siblings than the toy. I’m not a swimmer but I tolerate baths well. If you have treats nail trims are no problem either. I’m a cuddly girl who loves to climb into your lap or curl up on the couch after a long walk. I am actually quite chill (and quiet!) in the house if my needs are met. Everyday, I currently go for two long (45-60 minute) walks and some shorter potty walks along with some playtime and enrichment. This helps get out my energy. I am crate trained and am happy to nap in my crate. I quietly sleep in my crate all night since I am still working on my potty training. I’ve had no accidents in nearly a week though! I can hop baby gates with ease and try to squeeze through cracks in fences, so secure and high fencing would be a must for me. I like playing with other dogs, but only for a bit and then I’d rather do something else. I enjoy their company on walks but crowded dog parks aren’t really my cup of tea. I sometimes bark or snap while resource guarding treats, toys, and sometimes furniture from my foster fur siblings. I have no issues sharing with people though. My foster mom thinks I’d do best in an only dog home or with a family willing to work on this in training with me. In my previous home I lived with cats and children with no issues. I am not yet spayed because I went into heat on the day of my appointment. I do have a future appointment which my new family will need to get me to, however my rescuers will pay for my appointment. I’m full of personality and will definitely make you laugh. A sense of humour is a must with me! I'm still a puppy with lots to learn. With a home with patience and lots of love, I'll be the perfect, little lady in no time. My adoption fee is a $550 donation to the rescue to help save more dogs like me. I am spayed, vaccinated, microchipped, come with a 6-week trial of pet insurance from PetSecure and have all my doggy papers to come home to you! A week after a historic wildfire devastated Halifax, the market seems to be unaffected by the event, however, there is no doubt that this will have a big impact in the coming months and likely years. Not only has it knocked out 150+ homes that will need immediate rebuild, many of the other homes not completely destroyed are now in limbo as they wait for assessment and restoration. Still a long way to go on rebuild of these neighbourhoods, and below are some links on how you can help! Bank of Canada raised it prime rate 25 basis points yesterday, in a surprise announcement to curb inflation that has once again reared its head. This also marks a 22-year high of the target policy rate to 4.75%, but if you think that is where it ends, unfortunately it seems there is at least another 25 basis points on the way in July. Overall, availability in the city remains relatively unchanged in the last month. Thanks to builders products continuing to hit the market, there seems to be some listings sticking around to create a buffer of options, above the $700,000 price mark anyways. Competition remains fierce out there still, but it does seem as though things are starting to slow down a bit in several areas. With interest rates and prices back on the rise, coupled with rather large gaps in inventory in certain price points and areas, the question of affordability becomes a reality once again with purchase discussion. With the unexpected Spring market coming to an end, all eyes train on Summer, where the key focus will hopefully be recovery. Make sure to stay tuned to the blog to stay informed, and thanks for stopping by! The Weekly "Adogtable"Hi everyone!! My name is Chase and I'm a 1.5 yr old, 25lb. Beagle mix fella. I came into care because my family dynamics changed. I have been decompressing in my foster home for the last 2 weeks and I'm now ready to start searching for my forever home. I am currently fostered with cats and dogs and I love them all. I am a party animal at heart and like to go, go, go. I don’t really know how to stop playing so sometimes I become annoying to my canine friends. I am pretty chill when I'm the only pupper home so could definitely be fine if I'm in an only pet home. I am fed separately from my other animal friends because I can be a bit aggressive with them when it comes to food. Although I'm good with cats, I don't think a cat only home is ideal for me since I like to play nonstop. I lived with various aged children in my previous home with no issues. I've taken a few car rides and I love it. I am an amazing escape artist. If there's a way, I will find it. Not even a fully fenced dog park could keep me in...I found that little hole, hehe. If garbage is not secure, I will get into it. I do have some separation anxiety that I'm working on so I'd prefer a household with my people around more often than not. Crates are a big no for this fella, they upset me alot. I am working on housetraining. When I'm outside to do my business, my nose is just too busy and sometimes I forget to go. I prefer to sleep near you but not with you. I walk very well on a leash and take my time to sniff everything. I do need to be on leash at all times or I will be gone in a flash. I don't have much interest in toys but I have alot of fur foster siblings to keep me busy. I am not picky with food, I love it all, especially treats. I am a very smart and very sweet boy. I love all people and animals that I've met. I do need a few wrinkles ironed out to be the bestest boy I can be. Would you like to help me with that? Let my rescuers know!! My adoption fee is a $500 donation to the rescue to help save more dogs like me. As various departments, volunteers, businesses and people in general scramble to keep the fire contained and support those on the front lines and those that have been impacted, help will be needed now and for the foreseeable future. Please scroll down for a few ways you can assist. With such an unfortunate event, many things here will be effected, including the real estate market. The initial pause of activity while things get under control, the ongoing pause while the aftermath is addressed, and the long term impact from pressure this may cause on our already strained market. HRM is a big place, so there are many areas that continue to press on, much like the pandemic market, things carried on, just differently. At first blush, the stats this week look rather normal, especially for this time of year, but I think the impact will be felt in the coming weeks. The need to rebuild 150+ homes lost in the fires will put pressure on local builders, and there will be many who will not be able to wait out rebuild times, so they may choose to enter the market to purchase. With so little inventory as it is, and builders being as busy as they are catching up from the pandemic market, it seems as though we could see a further entrenchment into the Sellers market. Haligonians are a resilient bunch, and reading all the stories and posts offering aid, volunteering, and the general rally around each other mantra has been heartwarming and inspiring. New weekly additions to the market reported averagely, sales slightly elevated, and listings that received and accepted offers reported quite the same as they have lately; above average. The overall inventory gained again this week, even if marginally, and with the peak of the Spring market on the horizon, we may only see a slightly larger number than what has been reported thus far. Could have been the long weekend that had an impact, but the initial feel during and afterwards has been rather tepid. Values in both tracked products reported much lower than they have been lately, however, the six month selling prices crept up yet again this week, continuing to widen the gap of the overbid. The expectation is that the market will cool as the weather heats up. The annual trend is that the Spring market will always have what seems to be a lot of options, but it is also met with a balanced (or more) demand for products as relocations are in full swing, as well as other folks who need to move for various other reasons. Most like to be settled before Summer hits so they can enjoy it, so the push to be in their new residence really becomes the main focus during the Spring months. As these buyers purchase property and the demand wains, the market cools and we see activity start to slow. Good news for buyers who are perhaps looking to get into the market, and who don't; want to compete as intensely, but the market is anything but predictable these days so you never know what will happen. Stay tuned to stay on top of the market, and thanks for stopping by! The Weekly "Adogtable"My name is Sasha. I am a 7yr old, 12lb chihuahua mix lady. I came from Texas a couple months ago and now I need to start the search for my forever home. On average, it takes 100 shares and 100 likes for a dog to find a home! Please share my story so my forever family will find me! I came as a very nervous little girl, but I am blossoming slowly into a more confident dog. I will require a patient and attentive home. In my current foster home my ma and pa are retired, and with time, these two have become my pals. Their grown children and spouses, well, they may need a bit more time. They come and go and we can all hang out in the same room together, but sometimes I show them my very best teeth. This is to remind them that we are not on a first name basis yet. I will do this even if they glance in my direction and do not approach me. My foster dad was smart and did a lot of stuff beside me and never looked at me, that is the way I like it. I don’t think I’d be a good match for small children. I will allow my foster mom to pat me all over, but I prefer to have her on the floor with me, so I can decide how long and how much attention I want. I will crawl in her lap, but I do not want to be picked up. I can get on the furniture, but usually won't if someone is already on it. I will go in a crate on my own and this is handy for going to the vet, a place I can certainly do without!! I am not leashed trained as I haven’t yet had the courage to venture outside. Hopefully that comes soon because I get so excited when my foster mom comes home from walking the other dogs, I think I’d definitely enjoy going with them. I get so happy to see everyone, I am bouncing and tail wagging like crazy. It lets my foster mom know that a playful dog is hidden deep inside. I don’t really like toys, have not really cared for food games or puzzles. Unless there is a significant reward I won’t work very hard, if at all. I am also a silly animated dog at meal times, otherwise I am hard to convince to come out of my bed. I am not destructive in the least. My bed, well, I love it. I had a nice fluffy one waiting for me and I love it. It is my safe space and I don’t want ANYONE to bother me when I am there. My foster mom really wanted me to join the pack so my bed is close to everyone, which is fine. At night I have a bedroom bed. I am fine with that and am happy in the bedroom with everyone, I totally get my nighttime routine. I cannot be convinced to get on the human bed. I have climbed on to explore but not to sleep. I really don’t like other dogs in my personal space when I curl up so maybe if no dogs where up there, I might. As far as other dogs go, that is another uncertainty. I like my foster brothers, who are all very chill, but I am not part of the pack. I might choose to be near them if I am nervous, but I might want them to buzz off too. I definitely don’t want them near my bed or dinner. I think I like them around, but I don’t think I’d like a dog up in my face. Cats? They are to chase and howl at aren’t they? The one here is for sure, the few times I’ve seen her. So maybe best that there's none of them in my new home. My foster mom is dying to get me outside, but the last few weeks have been so cold, and I have showed zero interest. I have a feeling if the weather goes above zero I will be forced out that back door. While I am an indoor dog I am a very tidy, pee pad trained girl. My foster mom really thinks once I'm brave enough to take on that big, scary world outside, I'll blossom into my best self in no time. I am not going to be the dog for every family, as I'll need a very patient family, but my cuteness is undeniable. The reward of becoming my friend is significant, to earn my trust is a gift. My foster mom says they don’t come any prettier, my brown eyes melt her heart. My adoption fee is a $450 donation to the rescue to help save more dogs like me. I am spayed, vaccinated, microchipped, come with a 6-week trial of pet insurance from PetSecure and have all my doggy papers to come home to you! All it takes is one week of limited inventory additions, buyer pressure, and high sales numbers, and more fuel is added to the market fire! After a few weeks of inventory gain, it looked as though options would become more readily available for current buyers searching, instead, this week proved to be a bit more of a challenge, as not a lot of new selections hit the market and what was available seemed quite competitive. Prices continue to soar week to week, reporting much higher than their six month median values, which are also creeping up. The six month median listing prices seem to be holding fast, but the median selling prices have been increasing, especially single family homes which have increased just over $30k in a month! The six month median prices are a bigger pool of data to draw from (although slower), but you can certainly get an idea of the trend. Limited inventory and the surge of buyers to market, coupled with the accelerated start of the year have created an extremely hot Spring market, one that feels very close to the pandemic market. Overbids are a bit more realistic however (so far), and although many had hoped that overbidding and competition would have subsided by this point, it just isn't happening. The rollercoaster market presses on, so be sure to stay on top of it by tuning into the blog! Thanks for stopping by! The Weekly "Adogtable"I'm Guero. I am a 6 yr old, Am Staff mix fella weighing approx. 50lbs. I came all the way from Texas a couple weeks ago in hopes of a better life. Now I just need a forever family to complete that dream. On average, it takes 100 shares and 100 likes for a dog to find a home! Please share my story so my forever family will find me! I like chasing balls and my tug toy. At first, I wouldn’t bring the ball back to be re-thrown, but now I do. I did have a little issue with my new tug toy my foster mom made me. They tried to take it away from me so I let out a few warning growls. That was before I knew them well, but now that I do, when they insist on taking it, I do let it go without issues. I now know it’s my toy, and that they will give it back. We now only play tug with a rubber tug, and not my special one (the cloth one they throw and let me bring it back). Foster mom thinks that it would be best for me to be with older children who understand boundaries. I’m a bit hesitant around new people, more so with men but a little time and I warm up to everyone. When I’m not asking my foster family for reassuring pats, I’ll find a spot out of the way to wait until the new people are gone. I may flinch if someone goes to pat the top of my head when I’m not expecting it so please give me a few minutes with new people so it's not so scary for me. I am also scared of brooms, if you have one in your hands, I will run and hide. 😥 I do love pats and cuddles and I go find everyone in the family to get more. I didn’t care for stairs at first, but now I have no problem going up and down in search of more people to tell me what an amazing boy I am! I don’t like it when my foster-family leave the house, mostly because I want them to take me with them. I’ll whine a bit, but then I’ll go lay down and wait. If they all go out, I’ll usually curl up on the couch to wait (or sometimes in foster mom and dad’s bed, where I’m not supposed to be, hehe!). I love my dog bed, and like to be covered with a blanket so that I’m nice and cozy. I’m a medium energy dog, my foster-family takes me on multiple short (1km) walks a day. I would be happy with as many walks as you’re willing to give me. I walk pretty well on a leash but I stop frequently to mark. I often forget and pull a bit, but I settle down again when reminded. I like to walk on the curb when on my walks. I eat up all the food I’m given right away and won’t leave any for later so I probably wouldn't do too well being free fed. I haven’t taken anything from tables or counters, and while I do look for tasty tidbits that might have fallen, if I think someone else might want them, I’ll leave them be. When I’m offered treats, I take them politely from foster mom’s hand. I won’t try to get into the garbage or the compost, and I won’t try to destroy anything. I’m fully housetrained! When I want to go out, I paw at the door. If no one hears, sometimes I’ll whine, and occasionally I’ll bark. I do bark at unexpected noises and I sing as loud as I can when I hear firetruck sirens, but for the most part, I’m a pretty quiet dog. I have met cats before and while they don’t seem to bother me here, in Texas, my buddy and I busted through a fence to chase one. Karma sure got me that day as I hurt my eye busting out of that fence but I'm ok now. So maybe it would be better if there were no cats. I love playing with other dogs, and I ask to go play with every dog I meet on my walks. A canine sibling would be great. I can “sit” for my leash to be put on and while my food is given. I don’t reliably know “come” but I respond really well to foster mom’s excited voice. I’m starting to know “off” when I jump up on the furniture. I don’t jump on people. I can shake hands. I try hard to do whatever is asked of me, even though sometimes I don’t quite understand. I’m a smart boy, though, and foster mom thinks that it won’t take me long to learn everything I need to know to achieve my maximum potential. My foster family will be very sad to see me go, but happy for me to have found my forever home. Are you my forever home? My adoption fee is a $450 donation to the rescue to help save more dogs like me.
