New listing additions continued to pile to the market this week, met with similar levels of buyer interest as reflected in the conditional/pending statistic. Something has slowed a bit this week however, and although the stats are looking quite close to numbers last week, the absorption rate gained two points after sliding down from peak levels a few months ago. Inventory remained exactly the same as last week, despite having a rather large drop in single family homes, helped also by status changes of properties under contract, and those properties exiting the market. Big picture talk; once again, both tracked products six month median listing and sales numbers bumped in value again this week, thanks to the strong late Winter and Spring markets. After seasonally low inventory levels capped at the end of 2022, local buyers began to return to market after a brief drop in overall prices. With the market stabilizing and overbid amounts becoming more reasonable, buyer confidence returned to Halifax, which created a surge of new and returning buyers to market. Since then, it has been back to challenging times for buyers in most cases, but the big differences are that some price points and areas have availability, the overbids are not as significant as they have been, and in some cases selling under asking! Summer does tend to be one of the sleepier seasons for real estate, but the anticipation is that we are likely to see overflow activity from the first half of the year spill into the Summer months. My name is Georgia and I am an 8.5 month old, 23lb., beagle mix girlie. My dad and I were surrendered to the rescue due to a change in family dynamics. I am now ready to start the search for my forever home. I’m a super cute, fit, energetic, and agile girlie. I loooooove walking in the forest and would make a great hiking partner as I navigate rough terrain with ease and love to explore. I am great on a long lead and rarely hit the end of it but if walked on a short leash I pull a lot. I love, love, love food so I am easy to motivate in training and you could easily teach me many new skills. Meal times are my favorite time of day and I hop around like a bunny. I have a great nose too and if food is left within my reach I will find it. I’m also motivated by praise and attention and love being told how good I am. I like toys but get bored quickly. I’d rather chase my foster canine siblings than the toy. I’m not a swimmer but I tolerate baths well. If you have treats nail trims are no problem either. I’m a cuddly girl who loves to climb into your lap or curl up on the couch after a long walk. I am actually quite chill (and quiet!) in the house if my needs are met. Everyday, I currently go for two long (45-60 minute) walks and some shorter potty walks along with some playtime and enrichment. This helps get out my energy. I am crate trained and am happy to nap in my crate. I quietly sleep in my crate all night since I am still working on my potty training. I’ve had no accidents in nearly a week though! I can hop baby gates with ease and try to squeeze through cracks in fences, so secure and high fencing would be a must for me. I like playing with other dogs, but only for a bit and then I’d rather do something else. I enjoy their company on walks but crowded dog parks aren’t really my cup of tea. I sometimes bark or snap while resource guarding treats, toys, and sometimes furniture from my foster fur siblings. I have no issues sharing with people though. My foster mom thinks I’d do best in an only dog home or with a family willing to work on this in training with me. In my previous home I lived with cats and children with no issues. I am not yet spayed because I went into heat on the day of my appointment. I do have a future appointment which my new family will need to get me to, however my rescuers will pay for my appointment. I’m full of personality and will definitely make you laugh. A sense of humour is a must with me! I'm still a puppy with lots to learn. With a home with patience and lots of love, I'll be the perfect, little lady in no time. My adoption fee is a $550 donation to the rescue to help save more dogs like me.
