For the fourth consecutive week there was an overall inventory gain, and the second time in as many weeks, the weekly additions hit over 200 products. Sales edged up slightly this week, but property receiving and accepting offers stayed steady, which is a bit surprising given the fact more available properties = more options for buyers = more sales, but that doesn't seem to be the case at the moment. Is the buyer pool shrinking? or perhaps more properties are sticking around depending on pricing and location. In most areas close in and around the core buyer activity is still quite strong, with multiple offers still happening, causing sale prices to topple over asking price. This trend is not uncommon in Halifax as of late, especially for certain locations and prices. Even before the pandemic market Halifax was seeing this type of situation, the difference now is that the overspend is not as wild and buyers seem to have a bit more patience thanks to the cooling market and market deflation measures taken by the government. Still early yet, but maybe this will be the year that we see a return of regular Halifax market trend.
