Over 200 units vacated the market in their respective ways this week, as the inventory woes continue. As mentioned in previous posts, this time of year usually trends to the lowest levels of inventory all year, but it just seems this year is being helped by the above average buyer activity and below average listing contributions, so it's lower faster. Sales were decent this week, but pretty much on par with last year at this time, keeping in mind the two markets are still quite different from each other. Things are selling faster, the values overall are substantially higher, and things like the days on market and expired/cancelled listings tend to be fewer (of course this week contradicts that statement, but in the last several weeks it has reported noticeably lower). This week and the coming week should be the final stamps on the 2019 market year, as the following days seem to fall into holiday mode. No doubt there will still be activity right down the end of the year, it has been a year of several firsts, so why not? I just wonder what will be in for us in the new year if things continue the way they did this year. With all time low vacancy rates and limited inventory for sale, buyers will certainly have their work cut out for them in 2020 if we have a repeat year.
