Activity remained steady, inventory stayed elevated, and the overall market continued to reward patience over urgency. Buyers still have plenty of choice, while sellers who price and present their homes well are continuing to find success. One noticeable shift was a slight tightening in available inventory after several weeks of steady growth. Although active listings remain well above last year's levels, the small decline suggests that new supply and buyer demand are beginning to find a better balance. With absorption remaining relatively stable, the market continues to favour informed decision making rather than rushed offers or bidding wars. The single-family home segment remained consistent, with average prices staying within the range we've seen over the past several weeks. Homes are still selling very close to their asking prices, a sign that well-priced properties continue to attract motivated buyers. Marketing times increased slightly, reinforcing that buyers are taking a little longer to evaluate their options before making an offer, which is a natural outcome in a market with more selection. The condominium market experienced another week where average prices fluctuated, but the underlying story remains one of stability. Median prices have changed very little over recent months, suggesting that week-to-week swings in averages are more reflective of the types of units selling than any broad change in condo values. Inventory has remained relatively consistent, providing buyers with a healthy selection while keeping the segment active. Overall, the market continues to behave in a predictable and sustainable way. Buyers are benefiting from increased choice, sellers are still achieving strong results when their homes are marketed effectively, and pricing has remained remarkably resilient despite the higher inventory levels.
