New listings remained elevated, helping push the number of available properties to another new high for the year. Buyers now have more choice than they've had in quite some time, yet the market continues to demonstrate impressive resilience. Sales activity improved slightly from the previous week, and homes continued to trade at very strong sale-to-list ratios. While inventory levels have expanded significantly compared to last year, buyers are clearly still stepping forward when they find properties that meet their needs and represent good value. The single-family home segment remained particularly stable. Average prices moved higher this week, homes sold very close to asking price, and days on market remained relatively low considering the amount of available inventory. The detached housing market continues to show that demand remains healthy, especially for well-maintained homes in desirable neighbourhoods. The condo market saw a slight softening in average prices this week, but the overall picture remains positive. Median prices continue to hold steady, properties are selling within a reasonable timeframe, and the segment remains an important option for buyers seeking affordability relative to the detached market. One of the most notable trends continues to be the relationship between supply and demand. Inventory has been climbing steadily for months, yet absorption rates remain relatively healthy. That combination is helping create a more balanced marketplace—one where buyers have options, but sellers who price and market their homes effectively can still achieve excellent results. This week's topic: the danger of watching headlines instead of the market. Every week I speak with buyers and sellers who are trying to interpret what the market is doing based on a single headline, a social media post, or a national news story. The problem is that real estate is intensely local. A headline about declining sales in another province doesn't necessarily tell us what's happening in Halifax. A story about rising inventory across Canada doesn't explain whether homes in your neighbourhood are selling quickly or sitting on the market. The reality is that our local market is rarely as dramatic as the headlines suggest. Most of the time, it's a story of gradual shifts rather than sudden changes. Inventory builds slowly. Buyer confidence improves or weakens over time. Pricing trends develop over months, not days. That's why understanding the local data matters so much. The buyers and sellers who make the best decisions are usually the ones focused on what's happening in their neighbourhood, their price range, and their property type—not what a headline from across the country is predicting. Real estate isn't a national market. It's thousands of local markets happening at the same time. Looking Ahead As we move further into the summer season, it will be interesting to see whether inventory continues its upward climb or begins to level off. For now, the market remains active, balanced, and full of opportunity for both buyers and sellers who approach it with realistic expectations and a solid game plan.
