Fewer new listings came to market compared to recent weeks, and overall sales activity eased as well. Even with the slower pace, inventory remains elevated, giving buyers one of the widest selections they've had in several years. An encouraging sign was the continued strength in conditional sales. While fewer transactions officially closed this week, buyers are still writing offers and moving through the purchase process, suggesting that demand remains present beneath the surface. Many purchasers appear to be taking a more measured approach, carefully evaluating their options before committing. The single-family home market remained resilient. Average prices climbed this week, reflecting continued strength in higher-priced sales, while homes continued to sell close to their asking price. Marketing times remained relatively consistent, reinforcing the idea that desirable, well-priced properties are still attracting attention despite increased competition from other listings. The condo market told a slightly different story. Average sale prices were pulled lower this week, likely influenced by the mix of units that sold rather than an overall decline in condo values. In fact, condos achieved sale prices at or above asking on average, highlighting that well-priced units continue to generate strong buyer interest. With median pricing remaining steady over the longer term, this week's averages appear to reflect market composition more than a change in direction. Overall, the market continues to settle into a balanced environment. Buyers have the luxury of choice, sellers still have opportunities to achieve strong results, and success increasingly depends on thoughtful pricing, effective marketing, and understanding current market conditions rather than relying on past trends. Don't let averages tell the whole story. Every week, I see people react to average sale prices as if they tell the complete story of the market. The reality is that averages can swing dramatically from one week to the next simply because of *what* happened to sell. If several luxury homes close in one week, the average jumps. If more starter homes or smaller condos sell the following week, the average falls. That doesn't necessarily mean property values have increased or decreased overnight—it often just reflects the mix of homes changing from week to week. That's why I always encourage people to look beyond a single headline number. Median prices, sale-to-list ratios, inventory levels, days on market, and overall buyer activity often paint a much clearer picture than averages alone. Real estate isn't measured by one statistic. It's the combination of many indicators that tells us where the market is heading. Stay tuned to the blog to stay on top of the changing market, and thanks for stopping by!
