While the number of new listings eased slightly from the previous week, there remains a substantial selection of properties available, offering buyers plenty of opportunities across a variety of price points and property types. One encouraging sign this week was the increase in conditional sales, suggesting that many buyers who have been watching from the sidelines are continuing to make moves. Although completed sales softened compared to the previous week, pending activity points to a market that remains active and engaged heading into the heart of the summer season. The single-family home segment continues to demonstrate remarkable stability. Homes are selling close to asking price, median values remain firm, and properties moved notably faster this week than they have in recent months. This combination suggests that well-priced homes are still attracting strong attention despite the increased competition among sellers. The condominium market also remained steady. Inventory has continued to build, giving buyers more choice, while pricing has remained relatively consistent. Condos are still proving to be an attractive option for first-time buyers, downsizers, and investors looking for alternatives to the detached housing market. Overall, the market feels increasingly balanced. Buyers have more options than they've had in years, yet demand remains strong enough to support steady pricing and healthy transaction levels. It's a far different environment from the frenzied conditions of the past, but one that offers opportunities for both buyers and sellers who approach the market with the right strategy. There's a common misconception that more inventory automatically means a weak market. In reality, a growing inventory can be one of the healthiest signs for a real estate market. For several years, buyers were forced to make decisions quickly, often with limited selection and significant competition. Today, buyers can compare properties, visit multiple homes, and make decisions with a little more confidence. That's not a sign of weakness—it's a sign of a market returning to normal.
