More listings continue to enter the market across all property types, giving buyers increased selection and creating a more competitive environment for sellers than we’ve seen over the last few years. Sales activity improved from the previous week, showing that demand is still very much present despite the growing supply of homes available. Buyers appear to be moving with a little more confidence again, although they are still taking a careful and selective approach as they navigate a market with far more options than earlier in the season. The single-family home segment saw pricing settle back this week after several stronger weeks, but homes continued to sell very close to asking price and moved faster overall. Well-prepared homes in desirable locations are still attracting strong interest, especially when priced appropriately from the start. The condo market experienced a rebound in pricing this week, although units spent more time on the market compared to recent weeks. Even so, demand remains healthy overall, with condos continuing to appeal to buyers looking for affordability, convenience, and lower-maintenance living options. One of the clearest themes this spring continues to be the steady rise in inventory. While the market remains active, conditions are gradually becoming more balanced, giving buyers more flexibility while encouraging sellers to focus on presentation, strategy, and realistic pricing expectations. One thing becoming increasingly noticeable this spring is the growing gap between seller expectations and buyer behaviour. Many homeowners are still pricing based on the peak frenzy of previous years, while buyers are approaching the market with far more patience and comparison shopping. With inventory continuing to build week after week, buyers now have the ability to wait, negotiate, and move on from properties that feel overpriced or underprepared. The homes that are standing out right now are the ones that hit the market clean, well-marketed, and priced appropriately from day one. In today’s market, strategy matters more than optimism. The increase in available homes is helping shift the market toward a more balanced environment, where buyers are gaining time to explore options while sellers are needing to stand out a little more than they did earlier in the year. While overall sales activity cooled slightly from the previous week, buyer confidence still appears steady. Homes that show well and enter the market at the right price point are continuing to move, particularly in desirable neighbourhoods and family-friendly areas. The single-family home market had a strong week overall, with pricing climbing and sellers continuing to achieve very close to their asking prices. Despite the growing inventory, demand for detached homes remains resilient, and properly marketed properties are still seeing meaningful attention. Condo activity told a slightly different story this week, with pricing easing back while units sold at a quicker pace. This suggests buyers are continuing to see value in the condo segment, especially as affordability and lifestyle flexibility remain important themes throughout the market. One of the more noticeable trends this spring has been the steady increase in overall inventory. While the market remains active, conditions are becoming more balanced week by week, creating opportunities for both buyers and sellers to approach the market with a bit more strategy and flexibility. As we move deeper into the spring season, it will be interesting to see whether buyer activity accelerates again or if rising inventory continues to shape a more measured market environment. Buyers are entering the season with more options than they’ve had in quite some time, helping to create a market that feels increasingly balanced and competitive at the same time. Sales activity rebounded noticeably this week, with buyer demand showing renewed energy after a quieter stretch. Even with inventory continuing to grow, well-positioned properties are still attracting solid interest, particularly in desirable neighbourhoods and price points. The single-family home segment remained steady overall, with pricing holding firm and homes continuing to sell very close to asking price. Properties are also moving at a healthy speed, showing that buyers are still prepared to act when the right home comes to market. Condominiums also saw active movement this week, although units are taking a little longer to sell compared to earlier in the spring. Even so, condo pricing remains stable and demand continues to hold up well as buyers look for flexible and more attainable options. Overall, the market continues to settle into a healthier spring pattern — more inventory, steady demand, and improving balance between buyers and sellers. As more listings continue to arrive, market strategy and preparation remain key for anyone planning a move this season. New listings eased slightly this week, but overall supply continues to build, creating a more balanced atmosphere than we’ve seen in recent years. Sales activity softened compared to the previous few weeks, though demand remains steady overall. Buyers appear to be taking a more patient and selective approach, especially as the number of available homes continues to grow. This is leading to a healthier dynamic where thoughtful pricing and strong presentation are becoming increasingly important for sellers. In the single-family home segment, pricing settled back after last week’s surge, while homes continued to sell close to asking price. Properties are still moving at a steady clip, showing that well-positioned homes are continuing to attract attention despite the increased competition. The condominium market saw a noticeable jump in pricing this week, although units are spending a little more time on the market compared to recent weeks. Even so, condos continue to perform well overall and remain an appealing option for many buyers entering the market or looking to simplify their lifestyle. Overall, the market is continuing its spring transition, with rising inventory helping to create more choice, more balance, and a calmer environment for both buyers and sellers.
