After a few weeks of back-and-forth, this week’s numbers suggest a modest return to balance across the Halifax real estate market. New and back-on-market listings bumped up slightly, while sales held fairly steady. The sales-to-listings ratio dipped just a bit, reflecting a market still feeling the effects of broader economic headwinds — but by no means stagnating. Single-family homes saw a noticeable drop in average prices this week, pulling back from the higher peaks seen through July. That said, median values remain steady, suggesting a shift in the type of homes selling (fewer premium-priced listings moving), rather than a true price drop. Days on market crept up again, too — a hint that buyers are taking a more measured approach. The condo segment showed surprising strength, with prices holding firm and sales-to-list ratios back at 100%. Inventory continues to build gradually here, offering more options for urban-minded buyers. In short: the market is active but cautious, with a strong undercurrent of resilience. While we’re not in the heat of the spring surge anymore, there’s still plenty happening beneath the surface. Thanks for stopping by!
