New listings edged higher again, continuing the recent upward trend and keeping options plentiful for buyers. Sales held steady compared to last week, while the sale-to-listing ratio hovered in the mid-40% range — a clear sign that the market is favoring buyers more than it did this time last year. Inventory levels continue to rise gradually, now sitting just above the 2,000 mark — roughly 20% higher than at this time last year — giving buyers more breathing room and contributing to slightly longer market times. The single-family segment remains steady, with pricing staying in a narrow band week to week. Average list and sale prices held around the mid-$500s, and homes are still selling close to asking, with a sale-to-list ratio near 99%. Days on market ticked down a bit from recent highs, showing that well-priced homes continue to attract solid attention even amid the broader inventory growth. Compared to last year, single-family prices are sitting roughly on par, though with more selection available for buyers. Condo activity was stable this week, with prices settling around the mid-$400s on both the list and sale sides. The sale-to-list ratio remains healthy at about 98%, suggesting that motivated buyers are still active in this category. Days on market stayed consistent, and while active condo inventory is modestly higher than last year, prices have remained fairly resilient overall. As we close out the first half of October, the Halifax market is showing classic seasonal balance: buyers are benefiting from increased selection, while sellers with well-presented and realistically priced homes continue to see results.
