New listings are flowing in at a healthy pace, giving buyers more choice while also keeping sellers on their toes in a competitive environment. Sales held consistent with last week, showing that while activity isn’t spiking, buyers are still out shopping and writing offers. Price adjustments ticked upward, a sign that sellers are fine-tuning to meet market expectations, while the number of conditional deals remains strong—evidence of ongoing buyer confidence despite more inventory on the table. Overall inventory levels continue to hover at higher-than-last-year counts, giving today’s buyers a wider range of opportunities compared to this time in 2023. On the single-family side, list and sale prices are holding fairly close together, with properties averaging about a month on the market. Condos also continue to hold their own, with balanced pricing and reasonable timelines, though some units are taking a little longer to secure the right buyer. Vacant land remains steady, offering options for those looking to build from the ground up. All told, the market is walking the line between steady and competitive—offering buyers more breathing room than in previous years, while sellers are adapting to ensure their properties shine in a busier marketplace.
