New listings rose again this week, keeping inventory at its highest levels of the year so far and well above where we were last year. Despite that, sales activity pulled back a little, with fewer homes closing compared to both last week and this time last year. For single-family homes, prices are holding fairly steady, with the average sale landing just under the asking price. Homes are still taking a bit longer to sell compared to last year, showing that buyers have more breathing room as options increase. Condos remain a smaller but interesting segment—active listings continue to climb, and while average prices have dipped from the highs we saw a few weeks back, they remain stronger than this time last year. Days on market, however, are stretching out considerably in this category. Overall, conditions are pointing toward a more balanced fall market.
