While buyer activity remains steady, sellers are feeling less competition compared to midsummer levels. Single-family homes held their ground, with pricing stable and most sales landing close to asking — a sign that motivated buyers are still out there, even as days on market stretch a bit. Condos, on the other hand, saw slower movement, with a few more price adjustments and longer listing times hinting that some units may have overshot the current demand curve. Compared to this time last year, the overall picture remains balanced but slightly calmer — inventory levels are higher, giving buyers a touch more breathing room, yet homes that show well and are priced right continue to move quickly. All told, it feels like the fall market has fully settled in: fewer new listings, steady buyer interest, and just enough balance to keep both sides on their toes as we head toward the year’s final stretch.
