We’re seeing the gap between new listings and sales widen again, a sign of shifting balance in the market. Despite this, prices are holding steady, especially in the single-family segment, where homes are still selling close to their list prices. The condo market remains consistent, with strong sale-to-list performance and quick turnaround times. Median prices have inched up slightly over the last few weeks, but inventory is growing, offering more choice to buyers. Overall inventory levels are at their highest point this year, signaling a return to more balanced conditions. While competition remains for well-priced homes, the pace feels more sustainable than in past weeks. Price adjustments are more common, and sellers may need to be more strategic as we move through the season.
