More listings continue to enter the market across all property types, giving buyers increased selection and creating a more competitive environment for sellers than we’ve seen over the last few years. Sales activity improved from the previous week, showing that demand is still very much present despite the growing supply of homes available. Buyers appear to be moving with a little more confidence again, although they are still taking a careful and selective approach as they navigate a market with far more options than earlier in the season. The single-family home segment saw pricing settle back this week after several stronger weeks, but homes continued to sell very close to asking price and moved faster overall. Well-prepared homes in desirable locations are still attracting strong interest, especially when priced appropriately from the start. The condo market experienced a rebound in pricing this week, although units spent more time on the market compared to recent weeks. Even so, demand remains healthy overall, with condos continuing to appeal to buyers looking for affordability, convenience, and lower-maintenance living options. One of the clearest themes this spring continues to be the steady rise in inventory. While the market remains active, conditions are gradually becoming more balanced, giving buyers more flexibility while encouraging sellers to focus on presentation, strategy, and realistic pricing expectations. One thing becoming increasingly noticeable this spring is the growing gap between seller expectations and buyer behaviour. Many homeowners are still pricing based on the peak frenzy of previous years, while buyers are approaching the market with far more patience and comparison shopping. With inventory continuing to build week after week, buyers now have the ability to wait, negotiate, and move on from properties that feel overpriced or underprepared. The homes that are standing out right now are the ones that hit the market clean, well-marketed, and priced appropriately from day one. In today’s market, strategy matters more than optimism.
