Sellers remain eager to bring properties to market, while buyers continue to take advantage of the increased selection available across nearly every property type. Sales activity rebounded this week, matching levels seen during the same period last year and providing further evidence that demand remains healthy despite the growing inventory. Conditional sales also reached one of the strongest levels we've seen in recent weeks, suggesting many buyers are finding opportunities and moving forward with confidence. The single-family home market remained steady overall. Inventory continued to build, giving buyers more options to choose from, while prices remained relatively consistent. Homes are still selling close to asking price, although buyers appear willing to take a little more time evaluating properties before making a decision. This is creating a market where preparation, presentation, and pricing are becoming increasingly important for sellers. Condominiums continued to perform well, with prices holding firm and sale-to-list ratios remaining strong. While condos spent a bit longer on the market compared to last year, the segment continues to benefit from buyers seeking a more attainable entry point into homeownership. The broader story remains largely unchanged: inventory is growing, buyer activity remains healthy, and the market is gradually settling into a more balanced environment. While conditions are no longer as competitive as they were during the height of the pandemic market, properly priced homes continue to attract attention and successful sales. One of the most interesting developments this year has been the return of choice. For years, many buyers felt like they were shopping in a store with half-empty shelves. If something came available, you had to act quickly because there was a good chance it would be gone tomorrow. Today, the experience is very different. Buyers can compare properties, revisit homes, think through decisions, and negotiate when appropriate. That doesn't mean buyers have all the leverage—far from it—but it does mean the market is functioning more like a traditional real estate market. For sellers, this shift requires a different mindset. Success is no longer simply about being available when demand is high. It's about creating value, presenting a property well, and understanding where it fits within a growing pool of competing listings. In many ways, the return of choice is good news for everyone. Buyers can make more informed decisions, and sellers who prepare properly can still achieve excellent results. That's what a healthy market is supposed to look like.
