New listings also climbed, continuing the trend of increased inventory throughout the summer, while buyers remained active enough to keep the overall market moving at a healthy clip. Although inventory reached another yearly high, it hasn't translated into a sluggish market. Homes continue to sell close to their asking price, and the overall absorption rate remains relatively stable. The combination of more listings and consistent buyer activity suggests the market is finding a comfortable equilibrium, where neither buyers nor sellers hold a significant advantage. The single-family home market continues to be the backbone of local real estate activity. More detached homes are available than we've seen in quite some time, yet pricing has remained remarkably consistent. The average sale price settled back in line with recent trends after last week's spike, reinforcing that the previous jump was likely influenced by the types of homes that sold rather than a sudden shift in values. Well-priced homes continue to attract solid interest and are changing hands with very little negotiation. Condominiums also posted a steady week. Average prices recovered from last week's unusually low averages, while median values remained virtually unchanged, highlighting the stability of the segment. Buyers continue to see condos as an attractive option, particularly as affordability remains a key consideration for many entering the market. Overall, this week's numbers reinforce a trend we've been watching for several months: inventory continues to build, but demand has kept pace well enough to maintain pricing stability. It is a healthier, more balanced market than we've experienced in recent years and one that rewards informed decision-making on both sides of the transaction. Timing the market is harder than people think. One question I hear all the time is, "Should I wait until the market changes?" The truth is, most people don't recognize a market shift until months after it has already happened. By the time headlines are announcing that prices are rising or falling, buyers and sellers have usually been reacting to those conditions for quite some time. Trying to perfectly time the market is a bit like trying to buy stocks at the absolute bottom and sell at the absolute top. It sounds great in theory, but very few people consistently get it right. Instead, the better question is: Does buying or selling make sense for my life right now? If you're purchasing a home you'll enjoy for years, short-term fluctuations become much less important. Likewise, if you're selling and buying in the same market, changes in prices often affect both sides of your move. Markets will always rise, cool, and adjust over time. The key isn't predicting every twist and turn—it's making informed decisions based on your own goals while understanding the current market conditions.
