Even with the slight slowdown, the overall picture remains remarkably consistent: inventory continues to hover near its highest levels in years while buyer demand remains healthy enough to keep the market moving. One of the more encouraging trends this week is that inventory has essentially stabilized. After months of steady increases, the total number of active listings changed very little, suggesting the market may be finding a temporary balance between new supply and buyer absorption. While buyers continue to enjoy plenty of choice, quality homes that are priced appropriately are still attracting offers without lengthy delays. The single-family home market remained steady. Average prices softened slightly from last week, but sale-to-list ratios continue to demonstrate that buyers are willing to pay close to asking price for desirable properties. Marketing times have edged up modestly compared to earlier in the season, which gives buyers a little more breathing room while still rewarding sellers who prepare and price their homes effectively. The condominium market bounced back after several weeks of fluctuating averages. Average sale prices recovered nicely, while median values remained stable, reinforcing that condos continue to represent a dependable segment of the market. Days on market also improved, indicating buyers remain engaged despite the increased selection. Overall, this week's numbers reinforce the trend we've been watching throughout the summer. The market isn't accelerating, nor is it slowing dramatically. Instead, it's behaving much more like a balanced marketplace, where realistic pricing, strong presentation, and patience are becoming the keys to success. Your competition isn't last month's market—it's today's listings. One of the biggest mistakes sellers make is pricing their home based on what the neighbour down the street sold for a few months ago. The reality is that buyers don't compare your home to sales from the spring—they compare it to what's available today. If there are ten similar homes on the market, yours has to stand out on value, condition, presentation, or price. That's why pricing is constantly evolving. As inventory grows or shrinks, the competition changes with it. A strategy that worked three months ago may not be the best strategy today. For buyers, this means there's more opportunity to compare properties and negotiate when appropriate. For sellers, it means understanding the current landscape is more important than focusing on yesterday's results. Real estate is always a moving target.
