Buyer engagement picked up after the slower stretch we’ve been seeing, helping tighten the gap between new listings and completed sales. Inventory remains relatively stable, suggesting that while options are available, well-positioned homes are still finding their audience without lingering too long. Single family homes continued to lead the charge. Pricing held firm and sellers remained well aligned with buyer expectations, keeping negotiations efficient and conditions competitive. Days on market improved compared to recent weeks, a sign that serious buyers are back in motion and motivated when the right property appears. Condos had a quieter week by comparison, with a slight softening in momentum and longer decision timelines. That said, pricing stayed steady and sales remained close to asking, pointing to a segment that’s calm rather than cooling. Vacant land inventory edged down again, reinforcing the longer-term theme of limited supply in that category. Looking ahead, this week feels like a gentle reset after the post-holiday lull. If activity continues on this trajectory, we may be setting the stage for a more active stretch as buyers and sellers fully re-engage with the market.
