Sales were similar to the previous couple of weeks, and a noticeable number of homes moved into conditional status, suggesting buyers are still active and writing offers even if some are taking a little more time to finalize decisions. Price adjustments ticked up slightly as sellers continued to fine-tune their positioning in a market where buyers are being a bit more selective. In the single-family home segment, prices eased back from last week’s jump but remain broadly consistent with recent trends. Homes are moving more quickly again compared to the previous week, which is a positive sign for sellers, and sale-to-list ratios continue to indicate that well-priced homes are attracting solid interest. The condo market also remained steady, with both listing and selling prices settling back slightly after last week’s increase. Condos did take a bit longer to sell this week, though activity remains healthy with buyers still stepping in when value is evident. Overall inventory dipped slightly, while vacant land listings edged down again as well. Taken together, the market continues to show balanced activity with steady supply and ongoing buyer engagement across multiple property types. Looking ahead: as we move closer to the Spring market, it will be interesting to see whether buyer activity continues to build as more listings gradually return to the market.
