Inventory remained fairly level overall, keeping conditions balanced and preventing any sharp shifts in leverage on either side of the transaction. Single-family homes continue to be the market’s anchor. Pricing stayed firm and closely aligned between list and sale, though homes are taking longer to move, suggesting buyers are being more deliberate and selective. Well-prepared and realistically priced properties are still attracting attention, but urgency has clearly softened. The condo segment showed encouraging signs, with listings moving more efficiently and selling close to expectations. With inventory holding steady and days on market improving, this category appears to be finding its footing after a choppier stretch earlier in the season. The market feels like it’s pausing to take a breath, which could simply be the adverse weather conditions over the last couple of weeks. If inventory remains contained and buyer engagement holds, we may be setting up for a smoother, more predictable transition into the next phase of the spring market rather than a sudden surge.
