New listings dipped compared to recent weeks, while sales held strong, creating one of the more competitive supply-and-demand balances we’ve seen in some time. With fewer homes coming online and steady buyer engagement, conditions leaned more in favour of sellers, even as overall inventory remained relatively stable. Single-family homes continue to anchor the market. Pricing softened slightly from last week’s peak but remained strong overall, and most homes that sold did so very close to asking. Days on market improved again, reinforcing the sense that serious buyers are moving decisively when value and presentation align. The condo segment experienced a bit more adjustment. Inventory stayed steady, but pricing eased and negotiations widened slightly compared to recent weeks. Homes are taking a little longer to firm up, suggesting buyers are being selective and patient in this category. Looking ahead, with supply tightening and buyer demand holding firm, we may be seeing the early signals of a more competitive spring setup. If listing activity doesn’t accelerate soon, sellers could find themselves entering the next phase of the market with favourable positioning.
