New listings eased slightly this week, but overall supply continues to build, creating a more balanced atmosphere than we’ve seen in recent years. Sales activity softened compared to the previous few weeks, though demand remains steady overall. Buyers appear to be taking a more patient and selective approach, especially as the number of available homes continues to grow. This is leading to a healthier dynamic where thoughtful pricing and strong presentation are becoming increasingly important for sellers. In the single-family home segment, pricing settled back after last week’s surge, while homes continued to sell close to asking price. Properties are still moving at a steady clip, showing that well-positioned homes are continuing to attract attention despite the increased competition. The condominium market saw a noticeable jump in pricing this week, although units are spending a little more time on the market compared to recent weeks. Even so, condos continue to perform well overall and remain an appealing option for many buyers entering the market or looking to simplify their lifestyle. Overall, the market is continuing its spring transition, with rising inventory helping to create more choice, more balance, and a calmer environment for both buyers and sellers.
