Listings dipped as fewer new or returning homes hit the market, but inventory remained near its peak for the year. While this might offer buyers a bit more breathing room, the number of homes sold dropped too, suggesting that the frenzy has cooled slightly — or at least taken a pause. That said, prices are still holding strong. Single family homes saw an increase in both list and sale prices, hovering in the mid-$600s range. Condos pulled back a little in pricing, but remained consistent in performance, with list-to-sale ratios continuing to flirt with 99%. Days on market for both property types stayed fairly level, showing stable buyer interest. Price changes are up again, and while the number of conditional sales eased, the sale-to-listing ratio improved to 51%, a decent bounce from previous weeks and in line with seasonal expectations.
