The sale-to-list ratio is holding firm at 64%, with price changes easing off to 76, suggesting sellers might be getting more confident in holding their ground on pricing. Single-family homes continue to list around $604K, selling at $602K—a close match that hints at balanced negotiations. Days on market for these homes rose to 42, showing a slight cooling, yet the absorption rate jumped to 15, meaning those who do buy are closing fast. Condos had a bit more drama this week: average listing prices surged to $549K, with sales averaging at $531K and a slight dip in the sale-to-list ratio to 97%. Condos are also taking a little longer to move, sitting at an average of 41 days on market, suggesting buyers may be considering their options. All in all, the Halifax market remains dynamic and steady, with a little more time for buyers to weigh their options and sellers finding a middle ground on pricing.
