New listings and sales have tapered off compared to earlier in the fall, but the market remains resilient. With inventory levels holding steady and absorption rates consistent, demand continues to match supply. Notably, sellers seem more confident, reflected by fewer price changes and stable list-to-sell ratios. Buyers, on the other hand, are more selective, as indicated by slightly longer days on market for single-family homes. However, condos are moving more quickly, with average days on market decreasing, which could point to increased interest in the more affordable segment of the market. As we approach winter, this pattern of moderation is likely to continue, with prices holding firm but activity slowing down.
