New listings remained elevated, helping push the number of available properties to another new high for the year. Buyers now have more choice than they've had in quite some time, yet the market continues to demonstrate impressive resilience. Sales activity improved slightly from the previous week, and homes continued to trade at very strong sale-to-list ratios. While inventory levels have expanded significantly compared to last year, buyers are clearly still stepping forward when they find properties that meet their needs and represent good value. The single-family home segment remained particularly stable. Average prices moved higher this week, homes sold very close to asking price, and days on market remained relatively low considering the amount of available inventory. The detached housing market continues to show that demand remains healthy, especially for well-maintained homes in desirable neighbourhoods. The condo market saw a slight softening in average prices this week, but the overall picture remains positive. Median prices continue to hold steady, properties are selling within a reasonable timeframe, and the segment remains an important option for buyers seeking affordability relative to the detached market. One of the most notable trends continues to be the relationship between supply and demand. Inventory has been climbing steadily for months, yet absorption rates remain relatively healthy. That combination is helping create a more balanced marketplace—one where buyers have options, but sellers who price and market their homes effectively can still achieve excellent results. This week's topic: the danger of watching headlines instead of the market. Every week I speak with buyers and sellers who are trying to interpret what the market is doing based on a single headline, a social media post, or a national news story. The problem is that real estate is intensely local. A headline about declining sales in another province doesn't necessarily tell us what's happening in Halifax. A story about rising inventory across Canada doesn't explain whether homes in your neighbourhood are selling quickly or sitting on the market. The reality is that our local market is rarely as dramatic as the headlines suggest. Most of the time, it's a story of gradual shifts rather than sudden changes. Inventory builds slowly. Buyer confidence improves or weakens over time. Pricing trends develop over months, not days. That's why understanding the local data matters so much. The buyers and sellers who make the best decisions are usually the ones focused on what's happening in their neighbourhood, their price range, and their property type—not what a headline from across the country is predicting. Real estate isn't a national market. It's thousands of local markets happening at the same time. Looking Ahead As we move further into the summer season, it will be interesting to see whether inventory continues its upward climb or begins to level off. For now, the market remains active, balanced, and full of opportunity for both buyers and sellers who approach it with realistic expectations and a solid game plan. Sellers remain eager to bring properties to market, while buyers continue to take advantage of the increased selection available across nearly every property type. Sales activity rebounded this week, matching levels seen during the same period last year and providing further evidence that demand remains healthy despite the growing inventory. Conditional sales also reached one of the strongest levels we've seen in recent weeks, suggesting many buyers are finding opportunities and moving forward with confidence. The single-family home market remained steady overall. Inventory continued to build, giving buyers more options to choose from, while prices remained relatively consistent. Homes are still selling close to asking price, although buyers appear willing to take a little more time evaluating properties before making a decision. This is creating a market where preparation, presentation, and pricing are becoming increasingly important for sellers. Condominiums continued to perform well, with prices holding firm and sale-to-list ratios remaining strong. While condos spent a bit longer on the market compared to last year, the segment continues to benefit from buyers seeking a more attainable entry point into homeownership. The broader story remains largely unchanged: inventory is growing, buyer activity remains healthy, and the market is gradually settling into a more balanced environment. While conditions are no longer as competitive as they were during the height of the pandemic market, properly priced homes continue to attract attention and successful sales. One of the most interesting developments this year has been the return of choice. For years, many buyers felt like they were shopping in a store with half-empty shelves. If something came available, you had to act quickly because there was a good chance it would be gone tomorrow. Today, the experience is very different. Buyers can compare properties, revisit homes, think through decisions, and negotiate when appropriate. That doesn't mean buyers have all the leverage—far from it—but it does mean the market is functioning more like a traditional real estate market. For sellers, this shift requires a different mindset. Success is no longer simply about being available when demand is high. It's about creating value, presenting a property well, and understanding where it fits within a growing pool of competing listings. In many ways, the return of choice is good news for everyone. Buyers can make more informed decisions, and sellers who prepare properly can still achieve excellent results. That's what a healthy market is supposed to look like. While the number of new listings eased slightly from the previous week, there remains a substantial selection of properties available, offering buyers plenty of opportunities across a variety of price points and property types. One encouraging sign this week was the increase in conditional sales, suggesting that many buyers who have been watching from the sidelines are continuing to make moves. Although completed sales softened compared to the previous week, pending activity points to a market that remains active and engaged heading into the heart of the summer season. The single-family home segment continues to demonstrate remarkable stability. Homes are selling close to asking price, median values remain firm, and properties moved notably faster this week than they have in recent months. This combination suggests that well-priced homes are still attracting strong attention despite the increased competition among sellers. The condominium market also remained steady. Inventory has continued to build, giving buyers more choice, while pricing has remained relatively consistent. Condos are still proving to be an attractive option for first-time buyers, downsizers, and investors looking for alternatives to the detached housing market. Overall, the market feels increasingly balanced. Buyers have more options than they've had in years, yet demand remains strong enough to support steady pricing and healthy transaction levels. It's a far different environment from the frenzied conditions of the past, but one that offers opportunities for both buyers and sellers who approach the market with the right strategy. There's a common misconception that more inventory automatically means a weak market. In reality, a growing inventory can be one of the healthiest signs for a real estate market. For several years, buyers were forced to make decisions quickly, often with limited selection and significant competition. Today, buyers can compare properties, visit multiple homes, and make decisions with a little more confidence. That's not a sign of weakness—it's a sign of a market returning to normal. The challenge is that some market headlines focus exclusively on inventory growth without considering the bigger picture. Inventory can rise while prices remain stable. Inventory can rise while homes continue to sell quickly. Inventory can rise while demand remains healthy. What matters is the relationship between supply and demand, and right now both sides of the equation remain active. More choice doesn't necessarily mean less value—it simply means a healthier marketplace where buyers and sellers can make better-informed decisions. New listings remained strong, bringing even more choice to the market and pushing overall inventory to its highest level in quite some time. For buyers, that means more opportunities and less pressure to make rushed decisions. For sellers, it means standing out has never been more important. Despite the growing supply of homes, buyer activity remained impressive. Sales increased from the previous week and conditional sales stayed steady, indicating that many buyers are still actively shopping and making decisions when the right property comes along. The market may be offering more selection, but demand hasn't disappeared—it has simply become more selective. The single-family home segment remained remarkably stable. Prices held steady, homes continued to sell very close to asking price, and properties were changing hands in a reasonable timeframe. This consistency has been one of the defining characteristics of the market so far this year, even as inventory continues to grow. The condo market posted a particularly strong week, with both listing and selling prices moving higher. At the same time, condos sold more quickly than they did a year ago, suggesting buyers remain attracted to the lifestyle and affordability benefits that condominium ownership can provide. A trend that's becoming harder to ignore is the number of price adjustments taking place across the market. Price changes have remained elevated for weeks, and that's often a sign that some sellers are still chasing yesterday's market rather than responding to today's reality. The challenge is that buyers have options now. Lots of them. When inventory was tight, an ambitious asking price could sometimes be forgiven because there were few alternatives available. Today, buyers can compare dozens of similar properties before deciding where to spend their money. If a home is priced too aggressively, buyers simply move on to the next listing. The homes generating the most activity are rarely the cheapest—they're the ones that represent the best value. Sellers who understand that distinction are often the ones securing showings, offers, and successful sales while others are left wondering why traffic has slowed. In a market with growing inventory, pricing isn't just a number—it's a marketing strategy. Stay tuned to the blog to stay on top of the changing market, and thanks for stopping by!
