New listings picked up from the quieter holiday stretch, giving buyers a few more options to work with, while sales activity also showed a healthy rebound. Inventory edged up slightly overall, but remains well below what we’d consider a balanced market, keeping competition very much in play. Single-family homes continue to be the market’s steady anchor. Pricing has held firm, homes are still selling close to asking, and while days on market remain longer than peak seasons, they’re trending in a more comfortable, predictable range for both buyers and sellers. Condos saw a bit more movement as well, with pricing strengthening and listings turning over more consistently than in recent weeks. Looking ahead, this feels like a market shaking off the last of the holiday slowdown and settling into its early-year groove. As more listings come online and buyers re-engage after the break, we’ll be watching closely to see how momentum builds heading deeper into the winter months. New listings slowed over the holiday stretch, while overall activity reflected the typical seasonal pause that often comes with year-end celebrations and winter weather. Inventory continues to trend lower, giving buyers fewer options to choose from, even as many take a moment to reset before jumping back in. Single-family homes remain the main focus for buyers, with well-priced properties still finding interest despite longer decision timelines. While the pace has softened, sellers who are prepared and priced appropriately are continuing to see steady engagement. Condos are showing a similar seasonal calm, offering buyers a bit more breathing room and opportunity as they plan their next move. Looking ahead, January often serves as a warm-up for the year to come. As routines return and goals are set, we typically see renewed momentum build through the weeks ahead. For buyers and sellers alike, this quieter window can be a great time to plan, prepare, and position yourself for a strong start to the year.
